In addition, iMIC would continue to earn percentage commission on hotel bookings and a fixed management fee, further solidifying its stake in the hotel’s long-term success. The model appeared flawless. Hotel Rupert A opened in Baler in 2019 with promising initial revenue, and the project’s design, quality, and operational excellence positioned it as one of Baler’s leading boutique hotels.

The Unexpected Challenge: COVID-19 Pandemic

However, just six months after opening, the world was struck by the COVID-19 pandemic, and the hospitality industry faced an unprecedented challenge. Baler was completely closed to tourists, forcing all hotels, including Hotel Rupert A, to shut down for almost two years.

During this time, the hotel couldn’t generate any revenue, leaving iMIC unable to make payments on the bank loan that had financed the project. As the months dragged on, the compounding interest and penalties imposed by the bank began to mount, creating a financial strain that no one had anticipated. The emotional and financial toll was overwhelming, as iMIC, like many businesses, grappled with the uncertainty of the pandemic’s impact.

Reevaluation: A Flawed but Effective Model

Despite the hardships, the BOT model had proven to be effective, aside from the unexpected loan costs caused by the pandemic. The structure of the deal—where iMIC was able to recoup its costs through long-term payments while retaining operational control of the hotel—was sound. Hotel Rupert A, even after reopening, continued to be one of the most highly recommended hotels in Baler by leading online travel agencies (OTAs).

The project, structured as a Built-Operate-Transfer (BOT) agreement,  will transform the property into a possible thriving resort community without the need for traditional financing.

Through the BOT model, iMIC Synergy is taking charge of the entire development, including the design, supply, and installation of 64 PreFab house units and a state-of-the-art hybrid solar power system. What makes this project stand out is the strategic sourcing of both PreFab units and solar technology directly from China, reducing costs significantly. The total development cost is dramatically reduced, and more importantly, the entire construction process will be expedited by the advanced PreFab technology.
